Why a 5 Year Warranty?

Every Elite Epoxy Miami floor comes with a 5 year Warranty because we stand behind our materials and our work. Epoxy is one of the most durable surfaces on the market, and this warranty is our commitment that your floor will perform as intended under normal daily use.

Definitions

“5 year warranty” means the ownership of the property by the original contracting party, or 5 years. This warranty is tied to the original property owner and installation address, not to any subsequent owner.

“Normal Use” means typical residential or commercial activity consistent with the stated purpose of the installation (e.g., garage parking, home gym, workshop) that does not involve neglect, abuse, or use of chemicals or equipment excluded in this warranty.

“We,” “Us,” and “Elite Epoxy Miami” refer to Elite Epoxy Coatings & Design LLC.

What is Covered

This 5 year Warranty covers defects in materials and workmanship arising from normal use, including:

  • Delamination: If the base coat begins to peel or separate from the concrete due to a failure in the bonding process caused by our application, we will repair the affected area at no charge.
  • Coating Defects: Bubbling, peeling, or cratering caused by defects in the materials we supplied or errors in our application process.
  • Impact Damage from Normal Use: Chips, cracks, or abrasion to the coating surface resulting from everyday use consistent with the installation’s intended purpose, such as dropping tools or moving equipment. Our remedy under this warranty is, at our sole discretion, repair or recoating of the affected area. We are not obligated to replace the entire floor system. See Non-Warranty Repairs below.

What is Not Covered

The following are excluded from this warranty:

1. Customer Negligence: Damage or discoloration caused by misuse, lack of proper maintenance, or prohibited substances, including but not limited to:

  • Staining from hot tire marks, spilled oil, grease, fuel, transmission fluid, battery acid, or other chemicals.
  • Discoloration or dullness from lack of cleaning, excessive heat exposure, or use of abrasive scrubbing or buffing equipment.
  • Rust staining caused by metal objects placed directly on the coated surface without a breathable mat.
  • Colored tire tread marks impregnated into the topcoat from high-performance tires. We recommend using mats under high-performance or racing tires.
  • Any damage caused by driving on the floor before the curing period specified at time of installation has elapsed.

2. Substrate Issues: Damage to the coating caused by movement, cracking, or expansion of the underlying concrete or joint material is not covered. Epoxy is a surface coating, not a structural repair system, and its integrity depends on the stability of the substrate beneath it.

3. Osmotic Vapor Blistering: Defects caused by moisture vapor transmission through the concrete slab (osmotic vapor blistering) are not covered. This condition originates in the concrete substrate and is not a product or application defect.

4. Waterproofing: Our coating system significantly improves resistance to water and moisture on the surface but is not a waterproofing solution. We make no representations that water will not seep through, around, or below the concrete slab. Standing water due to drainage issues will not be covered.

5. Low Spots and Drainage: Epoxy coating does not level or fill low spots in the existing concrete. If pooling or drainage issues existed before installation, they may continue after coating. Because the coated surface is no longer porous, water will run off rather than absorb, which may redirect drainage. This is an inherent characteristic of the system, not a defect.

6. Appearance and Aesthetics: The coating is decorative in nature. While every effort is made to conceal pre-existing imperfections, cracks, or marks in the concrete, these may remain visible after the final coat. Final texture, sheen, and chip pattern may vary slightly from samples shown, due to variations in concrete coarseness and porosity. Stem wall finishes may differ from the floor finish. These variations are not defects.

7. Third-Party Modifications: Any modifications, repairs, or recoating performed by a party other than Elite Epoxy Miami will void this warranty in full.

Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, ELITE EPOXY MIAMI TOTAL LIABILITY UNDER THIS WARRANTY SHALL NOT EXCEED THE ORIGINAL CONTRACT PRICE PAID BY THE CUSTOMER FOR THE INSTALLATION. ELITE EPOXY MIAMI SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATED TO THIS WARRANTY OR THE COATED FLOOR SYSTEM.

THIS WARRANTY IS THE SOLE AND EXCLUSIVE WARRANTY PROVIDED BY ELITE EPOXY MIAMI. ALL OTHER WARRANTIES, EXPRESS OR IMPLIED, INCLUDING ANY IMPLIED WARRANTY OF MERCHANTABILITY OR FITNESS FOR A PARTICULAR PURPOSE, ARE HEREBY DISCLAIMED TO THE FULLEST EXTENT PERMITTED BY LAW.

Non-Transferable

This 5 year Warranty is exclusive to the original property owner named at the time of contracting. It is not transferable to any subsequent owner, tenant, or third party. Sale or transfer of the property automatically terminates this warranty.

How to File a Warranty Claim

To submit a warranty claim, contact us at Elite Epoxy Miami with the following:

  • Your name and the property address.
  • A description of the issue.
  • Photographs clearly showing the affected area.
  • Proof of original installation (invoice or contract date).

We will respond within [10] business days of receiving your claim. If the claim is approved, we will schedule an inspection and, if applicable, a repair at a mutually agreed time. Warranty repairs are limited to the defective area only, unless Elite Epoxy Miami determines at its sole discretion that a larger scope of repair is necessary.

Non-Warranty Repairs

If your repair is not covered under this warranty, Elite Epoxy Miami will work with you on a paid repair. The repair fee is based on the cost of materials and labor for the affected area only. Due to the custom nature of epoxy floor coatings, repaired sections may not match the original coating exactly in color, gloss, sheen, or chip pattern. Elite Epoxy Miami will not reinstall a full floor system due to cosmetic differences resulting from a repair.

Entire Agreement

This warranty constitutes the entire agreement between Elite Epoxy Miami and the customer with respect to warranty coverage for the epoxy floor system installed at the property address listed above. It supersedes all prior representations, statements, or agreements, whether oral or written.
